Bruntwood have now completed their demolition of, what was, 45 Mosley Street in Manchester’s city centre. The site has been cleared to make way for one of Manchester’s highest specification office buildings, 1 New York Street, which is set for completion in spring 2009.
Purchased in 2005, as part of their RBS portfolio acquisition, 45 Mosley Street was recognised by Bruntwood as an opportune site to create a building that would anchor their £1.3m public realm development of New York Street. In its place, Bruntwood have designed 100,000 sq ft of offices, which will be characterised by a high environmental rating, glass and aluminium cladding and architectural features known as ‘re-entrants’.
Bruntwood’s chief executive, Chris Oglesby, commented, “1 New York Street is going to be a milestone development for us. It’ll be the first time we’ve created grade A, new build, office space, but we’re confident we’ve the expertise to bring this to life. When it’s complete, we’re hoping the building will live up to its new address, one we believe will be the envy of many in the city centre.”
Despite the address and accommodation, Bruntwood are keen the building is environmentally friendly as possible, an approach they are committing to across their entire business.
Oglesby comments further, “We’re now committed to an environmental strategy that has already seen significant progress in the areas of energy management and procurement and this ethic is reflected in our building development work. The design for 1 New York Street has achieved a ‘BREEAM Excellent’ rating, one of only a handful of schemes in the city centre to achieve this high standard of environmental efficiency. Not only does this help minimise our impact on the environment, it goes further in trying to provide our customers with a product that suits their requirement, as well as helping them reduce operational costs.”
Having taken 37 weeks to raise the 8 story building to the ground, Bruntwood will be commencing building works in autumn of this year. With an anticipated completion date of spring 2009, the building will offer 100,000 sq ft of grade A office accommodation over 12 floors and 4,500 sq ft of high street retail, all managed by Bruntwood’s in house customer service teams.
