Bruntwood expand their serviced office business

In the past 12 months Bruntwood has increased their service office business to 1500 desks throughout the north of England in their core markets of Manchester City centre, Greater Manchester, Leeds, Cheshire and Liverpool. Bruntwood, who own 85 office buildings in these markets are planning to expand their service offices to over 2200 desks within the next 18 months.

Bruntwood’s Richard Burgess commented “By 2009 we will have over 2200 serviced desks. This will compliment the 5.5m sq ft of conventional office space we already own and manage throughout the north of England. Demand for our serviced offices has always been strong however our fully integrated office buildings, where our serviced and conventional customers work side by side have proven very successful.”

Bruntwood’s latest serviced offices run seamlessly alongside their conventional ones, within the same buildings. The reception area at ground floor is the heart of the building, not only functioning as a guest welcome point but also the hub from where all administrative services are accessed and meeting rooms booked.

Burgess comments “We have a very different management philosophy to the traditional serviced office model where typically serviced office customers, are customers of a customer. That’s to say, their provider leases the space from the building owner and then licences’ small suites on short term contracts. Typically this means they have no profile at ground floor and occupy an office that’s tucked away anonymously in an upper floor of the building. Our new serviced offices couldn’t be more different and our customers love it.”

Bruntwood’s integrated offer is delivered through their onsite service teams who are striving toward World Class Service accreditation. Their aim is to deliver a level of service you’d normally associate with a 5 star hotel, so many of their managers come from hotel and hospitality backgrounds.

Bruntwood’s customer promise is that a lease or license is with Bruntwood, not the building and their customers enjoy more flexibility than most office occupiers. Burgess comments “Each year we help dozens of our customers expand and contract throughout our portfolio. Often our serviced customers grow into larger serviced offices and into our conventional ones. Businesses value this level of flexibility and through our critical mass and genuine customer focus we can provide it. Our ability to satisfy our customers growth in this way is invaluable.”
